Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Identify the ventilation requirements and insulation types for complying with the condensation control issues.
2. Show location and method of flashing all wall and roof intersections, R903.2.1.
3. Show the total length of gas appliance.
4.Show a smoke alarm in the bedroom and outside the doorway in the immediate vicinity with an electrical circuit, R314.3.

This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Provide a legible site plan – some information did not copy clearly. For example, the distance between the proposed carport and the property line is not legible. Additionally, the site plan is missing information. 2. Both proposed additions appear to encroach into the required setbacks. Per Unified Development Code (UDC) Table 6.3-2.A., the east side (interior) setback is 5’ and per UDC 6.4.5.C.1.b., the side street setback along S. Santa Clara Av is 10’. The following is required prior to approval:

a. Attached Carport: If the nearest proposed support beam to the east property line is more than 1’ from the east property line but still within the required 5’ setback,; a Design Development Option DDO approval is necessary. If the proposed attached carport is less than 1’ from the east side property line, a Board of Adjustment variance is required.

b. Proposed Bedroom Addition: The site plan shows a 4’ distance from the addition to the west property line. This will require a DDO.
