Residential Engineering comments are as follows:
Per the City of Tucson Inclusive Home Ordinance 10463: all new dwellings have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. Draw, dimension, and label an accessible route from the driveway, sidewalk, or street to an accessible entrance. Ensure the route meets accessibility standards as articulated in 2017 ICC A117.1 Sections 402-404 of the Accessibility Standards. See also TSM 7-01.4.3 for specifications, including the minimum 4ft-width, slope and permissible composition materials. Gravel is not an acceptable surface for an accessible route.

Sleeping Quarter to ADU

TRANSMITTAL DATE: 09/03/2026

This site is located within the R-1 zone (UDC 4.7.8). A single-family dwelling is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9, & .12.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.
1. The conversion of the sleeping quarter into an ADU will be counted as a new dwelling due to the inclusion of an over/cooking range, 2-compartment sink, and full size fridge. If these elements remain the requirements for a new dwelling must be met as defined on our site plan example: https://www.tucsonaz.gov/files/sharedassets/public/v/2/pdsd/documents/plan-samples/full-site-plan_feb2026.pdf
2. The above requirements include the Required Landscaping (UDC section 7.6.8):
a. Draw any existing trees, shrubs, and other vegetation, including approximate canopy size at maturity
b. Draw any proposed new trees, including the planting area basin for each (50 square feet, or 4-foot radius). One tree will be required for this development and can be placed anywhere on site as long as it setback 5 feet from curbs and 10 feet from enclosed structures.
c. Draw any proposed new groundcover areas o In the notes, indicate the watering method, and list the tree and groundcover species selected (UDC section 7.6.8.A.3 lists species criteria). Use this formula to calculate groundcover: (X Linear feet of Street Frontage- Y Curb cut width) x (5 Ft) = Z Square Feet of vegetative groundcover.
3. Ensure the route meets accessibility standards as articulated in Sections 402-404 of the Accessibility Standards. See also TSM 7-01.4.3 for specifications, including the minimum 4ft-width, slope and permissible composition materials. Gravel is not an acceptable surface for an accessible route.
4. Please note that the lot coverage calculations only needs to include buildings that are enclosed on all sides, vehicle use area and covered space that is used for storage or vehicle use area. This means the area under porch roof and existing area may or may not be counted depending on how it is used.
