A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. The City's Unified Development Code (Section 1.4.1.C) establishes that before the City issues any approvals or permits, that we confirm that a site complies with UDC standards. As such, as part of permit reviews, we review a site's permit history and compare it to aerial photography to confirm that unpermitted work has not occurred. Unfortunately, in many cases, this does mean that a homeowner must apply for permits for unpermitted work before we can approve any new work on that site. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The site plan provided is missing information. Please follow the instructions for a Basic site plan at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Site-Plan-Examples . All structures need to be shown on the site plan. This includes the structure located in the SE corner of the lot, which will require a separate Building permit. Staff were unable to locate a permit for this structure, which appears to have been constructed sometime after the carport was permitted. The carport was permitted in 2008 under permit number T08CM03532. The site plan provided for the carport can be used as a template and modified for the fence permit providing all existing structures are shown and no City stamps, if any, are removed. 2. With the next submittal, please submit the following: a. Revised site plan – please feel free to contact me at the email below and I can help you located the 2008 site plan. b. Response letter explaining how all staff comments have been addressed. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
