Provide an Arizona engineer’s calculation, design, and seal for a performance design when minimum sizes are not prescriptive code compliant with the IRC, R301.1. Sealed plans should be available from the manufacturer for performance design assemblies. An Arizona engineer should clarify the foundation fastening and wind loading requirements. |

A single family dwelling is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9, & .12. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The maximum allowable square footage dedicated to detached carports is 400 square feet. We will not be able to permit both carports in front of your primary dwelling unit as they are now. Your options are: a. Attach the metal carport to the primary dwelling via a breezeway that is at least 5-feet in width and supports a 20-pound live load. b. Remove one of the existing carports. c. Apply for a Board of Adjustment (B/A) variance to keep the current configuration. Reach out to Mark Castro at mark.castro@tucsonaz.gov for more information about a B/A variance. 2. Please clearly label the setback from the front lot line to the metal carport. It appears to be 11 feet but is not labeled.
