This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Provide a site plan. Since this permit request is associated with Code Violation CE-CIO0726-02868 it is also important for staff to ensure the structure does not encroach outside of the property line into the 50’ public right of way. 2. Apply for a Board of Adjustment variance. Two variances will be required depending on what the Full site plan reveals:
a. A complete variance for the structure to fully encroach the required 20’ front setback along the northern property line.
b. A variance from the 12’ height limit for detached accessory structures per UDC 6.4.4.A. . Based on photographs taken by City staff, the proposed unattached structure appears to exceed the allowable 12’ height limit.

The variance to allow can also be included with the same request
