A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6., 8., & 9. for 2 units. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The site plan is inaccurate as the residence is one side of a triplex. The information provided is mostly what is required, but because special approval will be required, a more accurate site plan is required (See Comment 2). We have upgraded our site plan requirements and examples. These are found here, in both English and Spanish: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Site-Plan-Examples. We will need the Full site plan because the project is over 200 sf. 2. Appy for a Design Development Option (DDO). The required front setback per Unified Development Code (UDC) Table 6.3-2.A. for the R-2 zone is 20’ and not 5’ as shown on the site plan. The proposed pergola/carport encroaches approximately 15’ within the required 20’ front setback along E.332nd St. Per UDC 6.4.5.C.1.c., this setback can be modified in accordance with UDC 3.11.1 through a DDO.
