An accessory dwelling unit is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8, & 12, and 6.6.3. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment) The casita floor plan does not indicate a full kitchen (full-sized fridge and range). Please clarify if the casita will feature a full kitchen. A habitable accessory structure without a full kitchen is considered a Sleeping Quarters rather than an Accessory Dwelling Unit (ADU) and would require a Residential Addition/Alteration permit rather than an ADU permit. 2. (Comment) The minimum perimeter yard setback in the R-1 zone is 5’. The casita is proposed at 3’ from the north property line and 1’6” from the east property line. A Design Development Option will be required to approve the casita at the proposed setbacks. Please submit a DDO application under the Zoning Modification sub-record that has been created. (Comment) The lot coverage calculation is missing vehicular use areas. A vehicular use area is any space used for the maneuvering or storage of vehicles. Dimension and add the square footage of the driveway to the lot coverage calculation. 4. (Comment) Per UDC 7.6.8, all new residential developments consisting of 1-4 units require basic native, drought resistant landscaping to be added to the site plan. a. Per UDC 7.6.8.A.1, one canopy tree is required for every 1,000sqft of GFA of the development project. This project will require 1 canopy tree. b. Per UDC 7.6.8.A.2, 5 feet of vegetative groundcover is required for the width of the front yard, minus the width curb cut. Based on a curb cut width of 20’, and a front street property line of 78’, 290sqft of vegetative groundcover in the front yard. Please show and dimension this area on the site plan. c. Provide plant species for both the vegetative groundcover and canopy trees to ensure that they are ADWR Low Water Use approved plant species.
