Cassidy, Planner Planning & Development Services Department – Current Zoning Review Section PROJECT: TC-RES-0825-04261– Residential Building – Remodel Interior 1051 E RODDA RIVER PL TUCSON, AZ 85718 (R-3 Zoning) Site Plan Review – 3rd Review TRANSMITTAL DATE: March 17, 2026 This site is in the R-3 Residence Zone (UDC 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6. Plan review for the above referenced interior remodel has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. COMMENT: Based on the approved T04CM02950 Certificate of Occupancy, dated 09-22-2004, for SFR:TD#15-70-35, the setbacks dimensioned were approved for 5’-0” from the leading edge of the garage for the third parking stall to the north property line. Now, in the proposed plan, the ‘existing garage converted to livable’ communicates a different dimension at 3’-10”. As currently shown, the livable space is shown 1’-2” into the 5’-0” wide setback. Two options exist: A. Move or shorten livable space 1’-2” south, toward house to achieve 5’-0” distance from north property line. B. Leave the design as-is and attempt to secure relief from this standard through the Design Development Option (DDO) process. Be aware this is an extra 6-week review and the neighbors within 100’-0” are made aware of this attempt to seek relief from being in the setback. Zoning will not be able to approve the permit application until the DDO is approved. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other PDSD reviewer comments.
