This property lies within the High School Wash FEMA AE floodplain and will carry additional requirements. 2. An encroachment analysis and a grading plan will be required for this development. The grading plan must be submitted as a development package through TDC online, as an entirely separate submission. For the development package, provide the required hydrology study with encroachment analysis and grading plan. The grading plan should follow compliance with Technical Standards Manual 2-01 and Administrative Manual 2-06.0.0 3. The encroachment analysis will be required to describe how the proposed building and pads will or will not match existing condition and will determine impact to neighboring parcels. The analysis will review if the pad diverts flood water adversely, not increase BFE adversely, and not result in increased velocities/erosion potential adversely for other properties. 4. The grading plan is required due to development within a Floodplain. Tucson Code chapter 26, section 26-8.3.b and 26-8.d.2 5. A floodplain use permit will be required for this permit, please apply within the Sub-records of permit TC-RES-0825-04232 6. There may be further complications due to the existing/current LOMA status for the structure, which may require that a LOMA be filed.
