This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. 1. This comment was not addressed. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10, 1” =20. b. Provide the owners name on the plot plan. c. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements to include a vehicle use areas, whether improved or unimproved. Based on aerial photos there are vehicles parking on site. d. Provide a dimension from the centerline of the street to the face of curb and from the face of curb to the property line. e. Provide the legal description, “FERRY LOT 2 BLK 12” on the plot plan. f. Provide the zoning of this parcel and all adjacent parcels on the plot plan. g. Show the entire parcel along with all property dimensions and all easements. h. Show all structures that are on this parcel on the plot plan. 2. More comments may be forthcoming on the next review based on the submittal of a completed residential plot plan.
