A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Provide the special zoning overlay zoning, which is the Hillside Development Zone and edit the correct lot coverage which is calculated based on the square footage of enclosed structures and vehicle maneuvering areas, whether improved or not including driveways, carports and garages and areas used for parking or standing. 2. The shed located 5’ off the southeast property line per the updated site plan lies within the 6’ required perimeter setback. There are at least three options to bring the shed into compliance include: a. Move the shed out of the 6’ perimeter setback. b. Obtain a Neighbor Waiver from the neighbor to the south. Here is a sample waiver: My Name is __________________ and I am the property owner of the property located at 2871 E Ironwood Ridge Dr. I have reviewed the site plan and have no objection to the shed being located or constructed 5 ft. from the property line as shown on the site plan. c.
