| 12/23/2025 | Residential Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Roxanne Johnston Planner PROJECT: TC-RES-0825-04101 5948 E 3rd St., Tucson, AZ 85711 Attached Carport (4th Review) TRANSMITTAL DATE: 12/23/2025 This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Comment 1 from the both the zoning review completed on 9/19/2025 and 11/10/2025 require a Design Development Option (DDO) for the attached carport encroaching 1’-6” into the required side 6’ perimeter setback. To further explain the requirement for the DDO, the proposed porch is attached to the primary structure which creates the need for the DDO due to the side setback distance. The response letter submitted with this package mentions that a DDO has been applied for; however, our records continue to indicate that a DDO application has not been submitted. Without the DDO approval, zoning approval cannot move forward. Please submit a DDO application under the Zoning Modification sub-record that has been created. For instructions on how to apply for a sub-record, visit the following link: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/tdc-faq/new-pdfs/sub-records_071425.pdf For additional question regarding DDOs, contact Mark Castro at mark.castro@tcusonaz.gov *If the proposed porch were detached, DDO approval would not be required; however, a new neighbor waiver from the neighbor to the south would be required for a detached carport as the plan would change, and again, the waiver would need to be applied directly onto the site plan. 2. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
