This site is zoned O-3 (UDC Section 4.7.15). A detached single-family dwelling is a permitted use in the O-3 zone.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. (Comment) Please provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example

2. (Comment) Per UDC Table 6.3-3.A, the minimum perimeter yard setback is 10’ or ¾ the height of the exterior wall, whichever is greater. The indicated setback for the proposed shed is 4’ from the west property line and 7’ from the north property line. Waiver statements from owners adjacent to the proposed shed must be added to the site plan. The following statement can be used.
