TRANSMITTAL DATE: 9/23/2025

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: Please include the legal description as noted in the sample plot plan which should read “WILKINS LOT 3”.
3. Comment: The lot coverage calculations were cutoff when you scanned in your document. Please make sure the lot coverage calculations are legible.
4. Comment: Please draw, label, and dimension the ½ Right of Way from the centerline to the property line along E. Seneca Street. The ½ ROW is 30’. Refer to paving improvement plan I-87-207 pg. 3 if necessary. https://maps-and-records.tucsonaz.gov/construction-plans/details/I-87-207
5. Comment: Per UDC 6.6.3.D., Accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. If attached to the principal structure, maximum height permitted shall be the same as for the principal structure.
Using the dimensions provided on the elevation sheet of the engineered plans, the metal accessory structure is greater in height than 12 ft measured from design grade (where the ground/dirt meets the structure). Either attach the carport to your primary residence or a Board of Adjustment Variance will be required to increase the allowed height of your accessory structure.
If you wish to proceed with a Variance, please contact Mark Castro at Mark.Castro@tucsonaz.gov for the Board of Adjustment process (UDC Section 3.10.1).
6. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.

If you have any questions about this transmittal, please contact Bobby Parsons at Robert.Parsons@tucsonaz.gov.
