A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. Comment: The site plan should be designed to include the information as noted on the sample plot plan. Comment: Remove the aerial overlay from the site plan line drawing. Or separate the aerial overlay from the site plan line drawing. 3. Comment: Add the Legal Description note to the cover sheet. (Legal description: VENICE PTN E60' W120' LOTS 4 & 5 BLK 6) 4. Comment: Per UDC article 6.4.3, lot coverage shall need to include the area of a lot covered by buildings, storage areas, including dimensioned Vehicular use areas. Remove the porch square footage in the total lot coverage calculations. Porches are not included in total lot coverage calculations. (As noted on the sample plot plan above). 5. Comment: Per Use Specific Standard UDC 4.9.7.B.7, “For any single-family dwelling in the R-1 zone with five bedrooms and more, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom, all parking spaces must be located on-site, either in a Side or Rear perimeter yard. Parking spaces may Not be located in a vehicular use area in any Front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used.” Five bedrooms have been identified on the provided floor plan. At a minimum, five bedrooms require three vehicle parking spaces located on the side or rear of the property. Clearly depict these vehicle spaces on the site plan. The office and proposed study/sitting and training room meet the definition of a bedroom, per UDC 11.4.3. Note: Consider a direct opening of five feet in width (with no door) where keynote #4 is located for the study/sitting room. A five-foot direct opening with no door will no longer make the study/sitting room be reviewed as a bedroom. 6. Comment: Clarify the height of the wall for the proposed additions. The site plan indicates the wall height is 11’ while the elevation sheet indicates the top of parapet is 12’0”. Using the ¼” = 1’0” scale on the elevation sheet, measuring the wall height from design grade (where the dirt meets the wall) to the top of the wall, a wall height of 12’11” is measured. The minimum required perimeter yard setback in the R-1 zone is the greater of six (6) feet or two-thirds (2/3) the height of the structures exterior wall facing each interior property line (UDC Table 6.3-2.A). Based on a proposed wall height of 12’ 11” for the new addition, the minimum required setback to the east property line is 8’7” (2/3 the height of the proposed exterior parapet wall). The proposed setback to the north property line is only 7’ 4”. The proposed east property line reduced setback will require approval through the Design Development Option (DDO) application process as the proposed setbacks do not meet the minimum UDC Table 6.3-2.A dimensional standards.
