This property resides within a FEMA AE Floodplain and will require a flood plain use permit. 2. The sub-records of the building permit have been opened for FPU submission, steps for applying will be given below. 3. For the proposed wall, site engineering will be requiring that 6” from natural grade and up be clear of obstruction for the bottom portion of the wall. This opening will be extending through the entirety of the wall for the 6” clearance. For the resubmission of this building permit and for the FPU permit show a detail on construction plans that gives a full image of proposed wall with what has been required. Steps for Submitting within the sub-records: 1. Navigate into the current project in the “My Work” tab. Within the permit, navigate to the “Sub-Records” tab and click “Apply” on the Floodplain Use Permit Sub-Record 2. Locations -> Confirm the location is accurate to the project. Click “Next” 3. Type -> Fill in the “Square Feet” and “Valuation” boxes with the project area and a contractor-provided cost estimate (See note above: for new structures, input 0). Click “Next” 4. Contacts -> Confirm contacts and add any additional contacts if applicable. Click “Next” 5. More Info -> This will be filled in by the engineer assigned to your case, Click “Next” 6. Attachments -> Please attach the project plan, supporting documentation for the cost estimate (if applicable), and a drainage/hydrology report (if applicable). Click “Next” 7. Signature -> Read the statement and type your name. Sign your name below (You may Enable Type Signature to have the software sign for you.) Click “Next” 8. Steel roof panes will be attached to fence. 9320 E Rosewood St Tucson, AZ 85710 (SR Zoning) Site Plan Review – 1st Review TRANSMITTAL DATE: September 02, 2025 This site is in the SR Suburban Ranch Zone (UDC 4.7.4). A single-family residence is a permitted use in this zone (Table 4.8-1). Plan review for the above referenced fence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. COMMENT: The site plan provided is incomplete. a) Provide a site plan that meets the requirements show in the plot plan example at the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example Per the plot plan example: 1) Draw, label and dimension and provide the height of every structure on-site to a scalable drawing graphic. Additionally, provide dimensions of any structure as it relates to nearby structures and property lines. 2) Per Pima County, update Lot Acreage to 4.99 acres 217.476 square feet as the site plan currently shows 4.77 acres 3) Draw and label all four property lines and provide dimensions of each. This may require you to draw a smaller overall ‘not to scale’ site plan which is acceptable but keep the enlarged scaled graphic you currently have. Draw and label driveway and wash. 4) Measure square footage of every structure (utility shed) on site and driveway/vehicular use area and input into lot coverage calculation table. 2. COMMENT: Draw, label and dimension a fence elevation detail depicting the height (6’-0” above finish grade including the 6” gap underneath opaque portion). 3. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.
