This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Per Use Specific Standard 4.9.7.B.7, single family homes in the R-1 zone with 5 or more bedrooms require all parking spaces to be located on site, either in a side or rear perimeter yard. Demonstrate compliance with 4.9.7.B.7.

2. (Comment) Indicate the setback of the proposed addition from the south property line.

3. (Comment) Per UDC 6.4.5.C, the minimum front street setback is 20’. The indicated setback for the proposed addition appears to be less than 20’ from the south property line. A Design Development Option (DDO) will be required. Please submit a DDO application under the Zoning Modification sub-record that has been created. 6. Indicate both the length and the width of the parcel on the site plan. Only the width (140’), is indicated.

7. Clarify dimensions from the centerline of E 7th St to the face of curb, where asphalt meets the concrete curb (which is 19.6’ per paving plan I-420) and from face of curb to front street property line (which is 20’ per paving plan I-420).
