A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment). The current site plan is insufficient in addressing all issues listed within Code Enforcement case CE-VIO-0724-02616. The submitted site plan fails to show all existing structures, as viewed on overhead imagery extracted from Map Tucson. https://maps2.tucsonaz.gov/Html5Viewer/?viewer=maptucson . Please submit the following information: a. Show the square footage of each of the following and provide total lot coverage including the vehicular use areas: i. Existing dwelling ii. Addition to dwelling iii. Accessory structures (shed and shade structures) iv. Total under roof area v. Overall percentage of lot coverage 2. (Comment). Provide the elevation heights of the exterior walls of the new building addition measured from below grade level to the highest point under the roof or to the top of the parapet wall. The maximum height allowed in the R-1 zone is 25’. North: ___________feet high South: ___________feet high East: ____________feet high West: ___________feet high 3. (Comment). Show locations of utility lines for water, sewer, electric and gas. 4. (Comment). Show at least one street perimeter setback measured from the front of the dwelling to the property line. Also, show a dimension for the center line of 28th St. to the edge of pavement or curb and a dimension from the edge of pavement or curb to the property line. 5. (Comment). Provide setback measurements for the side and rear perimeter yard. The required setback for R-1 zoning is 6’ or 2/3 the height of the wall (again, measured from below grade), whichever is greater. 6. (Comment). Provide all floor plans for the residence and the addition. 7. (Comment). The accessory canopy cover on the east side of the property is not permitted. This needs to be addressed especially as it appears to be located within the side setback in which case it may require further zoning approval. Without a fully dimensioned site plan, staff are unable to determine compliance with setback requirements.
