| 09/19/2025 | Site Zoning - Standard | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Roxanne Johnston Planner PROJECT: TC-RES-0825-03933 2102 N Sycamore Bl Garage to ADU Conversion (1st Review) TRANSMITTAL DATE: 09/19/2025 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Comment: A lot split was initiated on 3/08/24 but a resubmittal is pending. If the intent is to move forward with this lot split, then the ADU proposal needs to be suspended until staff reviews and approves a lot split because the property line would bisect the proposed ADU porch. If the intention is to void the lot split, then TD-DIV-0324-00023 needs to be formally withdrawn by the applicant. 2. Comment: If the intention is to address comments of said lot split and resubmit the lot split application, then the proposed ADU porch needs to be eliminated in later construction plans to meet setback requirements. Staff would not know the exact setbacks unless a revised site plan is submitted which takes into account a lot split, especially if such split remains as originally proposed. 3. Comment: If the lot split proposal is formally withdrawn, the following needs to be revised so that staff can move ahead to approve the garage conversion to an ADU: a. On Sheets T-1.0 and A-1.0, please edit the areas that reads, “Pollack 2nd House.” These areas should read, “Pollack ADU”. Notating the development as a house is not compliant with R-1 zoning as only one principal residence can be constructed on the lot. b. Although an accessible route from the ADU is explained on Sheet T-1.0, staff noticed no area on Sheet A-1.0 illustrating such route. Provide plans for the ADA accessible route and explain what materials will be used for the surfacing. c. List surrounding zoning.
