Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections.

The plans require additional details for showing 2018 IRC compliance of construction performed without a permit. Provide plans showing all changes after the last completed permit and proposed alterations.

Provide construction plans with sheet numbering in a single PDF file.

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

SITE PLAN:

1. Show the square footage of building and structural additions, R106.1.1.

PLANS:

1. Clarify the plans for the inclusion of notes #22 & 23 on sheet A1 or remove the notes.
2. Show the location of new or altered interior walls, R106.1.1.
3. Individual dwelling units require separation with a 1-hour fire-resistance rated assembly without openings, R302.3. Provide a description of the separating wall composition with 703.3 of the 2018 IBC compliance.
4. Provide a laundry room and covered patio Roof Framing Plan showing the beams and rafters sized for supporting live and dead structural loads, Table R802.4.1(1) and Table R602.7(3) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1.

SECTIONS - DETAILS:

1. Provide a wall section detail with (#4 rebar) reinforced 12” x 12” reinforced foundations for anchoring exterior framed (insulated) walls with pressure treated sills including ½” anchor bolts with 7” embedment for new exterior walls, R403.1.6.
2. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5). The weep screed may extend with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1.
3. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Identify the ventilation requirements and insulation types for complying with the condensation control issues.

PLUMBING PLANS:

1. Show the location of the new or altered bathroom, R106.1.1.
2. Show any gas pipe alterations in conformance with Table G2413.4(1). Existing gas pipes may require upgrading when increasing demand.

ELECTRICAL PLANS:

1. Provide a Riser Diagram showing the feeder size to the sub panel, NEC 225.30 and E3403. Show the subpanel entry on the 200 AMP panel schedule.

COMMENTS: Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation, and per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage.
b. Provide the zoning of this parcel and all adjacent parcel on the site plan.
c. The property dimensions are not correct. Review the Pima County Assessor’s Map found at: https://www.asr.pima.gov/ParcelData/Map/Arm/MP06/06054_01.pdf, and provide the correct dimensions.
d. Provide a dimension from centerline of both streets to the face of curb and from face of curb to the property line.
e. The description of work talks about “Enlarged the kitchen, added a new laundry room, bathroom, two covered patios”. Clearly show all proposed additions on the site plan and provide all applicable perimeter yard setback dimensions.
f. Show all utility lines on the site plan.

2. Provide fully dimensioned building elevations.
