A single-family residence is a permitted use in this zone (Table 4.8-2). RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The current site plan is insufficient in addressing all issues listed within Code Enforcement case CE-VIO-0325-01284. The submitted site plan fails to show all existing structures, as viewed on overhead imagery extracted from Map Tucson. https://maps2.tucsonaz.gov/Html5Viewer/?viewer=maptucson a. With your next plan submittal, draw all buildings and structures located on the subject property and include the following information: i. Provide dimensions and square footage of all existing buildings. ii. Explain the uses of all existing buildings. iii. Provide all heights (measured from finished grade to the top of the wall where the wall meets the roof). iv. Square footage of all additions and accessory structures. v. Include all square footage under roofing in a box similar to that shown referenced as the “Area Breakdown” box on the site plan most recently provided. b. Provide all building setbacks and measurements from the required perimeter yards. In the MH-1 zone, the required perimeter setback in Table 6.3-2A is 6’, or 2/3 of the height of the exterior wall, whichever dimension is greater. For commercial uses* (multifamily), these setbacks are 10’ or ¾ of the height of the wall. *If two or more residences are located on the property, the use is considered by MH-1 zoning as a commercial because only one residential unit is allowed on a property under 15 acres within this zoning district. The subject property is approximately 2.07 acres. If more than one residence exists, this could trigger other land use applications to bring the structures into zoning compliance. Zoning staff will not know what further steps may need to be taken until they receive a resubmitted site plan addressing the above comments. 2. List all adjoining zoning.
