(1st Review) TRANSMITTAL DATE: September 9, 2024 The site is in the HR-3 zone (UDC 4.7.12). A single-family dwelling is a permitted use in the HR-3 zone, subject to use-specific standard 4.9.7.B.6. COMMENTS: 1. The site is in West University Historic Preservation Zone (HPZ). The proposal is subject to the Full HPZ Review process (UDC 5.8.8.B). Submit a Historic and Special Districts application as sub-record of TC-RES-0824-05048. The Historic and Special Districts Application instructions can be reviewed at: https://www.tucsonaz.gov/files/sharedassets/public/v/3/pdsd/documents/submission-documents/special_districts_application_instructions_7.18.23.pdf. Zoning cannot approve TC-RES-0824-05048 until the Historic process has been completed. 2. The front street (east) setback listed on the site plan is incorrect. Per UDC 6.4.5.C.1.a, the minimum required front street perimeter yard is 20 feet. 3. Perimeter yards are based on a measurement from the design grade elevation to the highest point of the exterior building wall (UDC 6.4.5.B). As dimensions meeting the above standard were not provided, Zoning has estimated the exterior building wall height. Per UDC 6.3.2-A, when a residential use is adjacent to a residential zone, the required perimeter yard is six feet or 2/3 the height of the exterior building wall, whichever is greater. Based on a wall height of 10’-11”, the required side perimeter yard is approximately 7’-3”. The proposed side perimeter yard is 7’-2” as measured from the north lot line. Based on a wall height under 9’-0”, the required rear perimeter yard is 6’-0”. The proposed rear perimeter yard is 4’-0”. The existing water harvesting tank appears in aerial photography in 2021. As the tank is greater than ten square feet in area, the above perimeter yard requirement applies. The proposed rear perimeter yard is 5’-0”.
