This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with the updated construction plan set. Provide a permit number for the existing storage building (keynote #13) or provide construction plans showing 2018 IRC compliance including one-hour fire-resistive framed construction (IBC Table 721.1(2)) at the east wall. SITE PLAN: 1. Show the square footage of the proposed living space and covered patio (exterior dimensions), R106.1.1. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation with controlled exhaust, R303.4; N1103.6 & M1505.4. Show the minimum airflow rate setting and location of the device requiring this adjustable setting. A four-bedroom dwelling of 1501 – 3000 SF requires a 75 CFM continuous setting. ELECTRICAL PLANS: 1. Island counter tops require at least one receptacle outlet within 12” below the countertop surface, E3901.4.2 and E3901.4.3. 2. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Update the notation on sheet E1. A single-family residence is permitted use in this zone (Table 4.8-2). RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans, as noted in the comment below, along with a detailed letter indicating responses to the review comments. Alert me by email to fernando.garcia2@tucsonaz.gov upon resubmittal for faster review. 1. (Comment) A permit was found for existing structure #17 on the site plan. However, none were found for structure #13 (shed) or structure #12 (ramada). Provide dimensions for both structures, to include height. Setback for both of these structures is 6’ or 2/3 of the structure wall height, whichever is greater. Per UDC Section 6.6.2.D., a detached structure can be placed up to the property line with a neighbor waiver letter. Sample neighbor waiver language follows: My name is ______ and I am the owner of the property located at ______. I have reviewed the site plan and I have no objection to the structure being located or construct __ feet from the property line as depicted on the site plan. Signature: ________ Date: _________ This language should be shown on resubmitted plans for every neighbor adjoining the two structures. If a neighbor refuses to provide the waiver, a Design Development Option (DDO) variance would have to be approved to allow the reduced setbacks for these two detached structures. (Comment) If either of these unpermitted detached structures is over 200 square feet, and/or has utilities running to it, they will require building plans to be submitted. If not, indicate so in the comment response letter on resubmittal and still show requested information from Comment 1 on the corrected site plan. 3. (Comment) Overhead satellite imagery indicates that structures #12 and #13 may be connected to each other. Clarify if these are connected. 4. (Comment) Per UDC Section 6.4.4, both building and wall height are measured from design grade. Please correct heights as indicated in the lot coverage calculations.
