09/26/2024 Site Zoning REQUIRES RESUBMIT ZONING REVIEW TRANSMITTAL

FROM: Wyatt Berger
Lead Planner

PROJECT: TC-RES-0824-05008
1931 West Pueblo Vista Boulevard – R-1
Carport addition (1st Review)

TRANSMITTAL DATE: September 26, 2024

The site is in the R-1 zone (UDC 4.7.8). A single-family dwelling is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9.

COMMENTS:

1. Combine all sheets into a single PDF flipped to the correct orientation.

2. Provide a site plan that meets the residential plot plan requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf. The requirements are provided in both graphic and written formats.

3. The distance between the centerline of Pueblo Vista Boulevard and the edge of street location is incorrect. Per paving plan I-77-001, the distance between the centerline and edge of street is 15 feet: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-77-001.

4. A detached accessory structure appears in the front yard in Pima County Pictometry dated May 16, 2024. Per UDC 6.6.3.C, detached accessory buildings, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line, except for shade structures or carports not over 400 square feet in floor area. Clarify whether this structure will remain. Further comments will be provided if this structure will remain.

5. A perimeter wall surrounding the property appears in aerial imagery in 2023. The approved drawings for T21CM09676 do not show a perimeter wall proposed. Show the perimeter wall on the site plan and notate the maximum height of the perimeter wall. Refer to UDC 6.6.2.I for specifics regarding the maximum height of a perimeter wall or fence.
