This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with the updated construction plan set. Provide a construction plan set (without previous approval stamps) showing all alterations and additions performed after the last inspection of permit T14CM03915 along with any new proposed construction. Provide a clear and concise construction plan set. Sample drawings are available for understanding details. A single-family dwelling is a permitted use in the R-2 zone, subject to use-specific standards 4.9.7.B.6, .9, and .10. COMMENTS: 1. Submit a plan set without previous approval stamps showing the work completed after T14CM03915. 2. Perimeter yards are based on a measurement from the design grade elevation to the highest point of the exterior building wall (UDC 6.4.5.B and Figure 6.4.5-A). Label the vertical dimension from the design grade elevation to the highest point of the building wall underneath of the eave of the roof to determine the setback requirement for the as-built addition. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required setback is six feet or 2/3 the height of the exterior building wall, whichever is greater. A Design Development Option (DDO) will be required for the as-built addition if the exterior building wall exceeds nine feet in height.
