This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. 2. Include the fence that is proposed under permit TC-RES-0824-04917 on the plot plan and withdraw permit TC-RES-0824-04917. 3. Based on aerial photos there is a shed located in the rear yard along the south wall that shows up sometime after 2020. Zoning acknowledges that the shed if under 200 sq. ft. would not require a building permit but does require a zoning compliance review. Zoning was not able to find approved zoning compliance documents for this shed. Show the shed on the required plot plan and provide perimeter yard setback dimensions. The shed is required to meet perimeter yard setback requirements. Per UDC Article 6.4.5.C.1.b Where a lot abuts more than one street, the owner chooses which street lot line is the front lot line . From other than the front lot line , the street perimeter yard is ten feet, as measured from the street property line. It does not appear that the shed meets the side street perimeter yard setback. for this shed to remain as is a Design Development Option (DDO) must be submitted and approved to reduce the required setback. Provide dimensions on the plot plan from the centerline of both streets to the face of curb, where pavement meets the concrete curb and from face of curb to the property line. Per Construction Plan I-748J found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-748J, the distance from centerline of both streets to the face of curb is 16’ and from face of curb to the west property line is 16’ and from curb to the south property line is 9’.
