A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The site plan provided is blurred and has no scale. Please resubmit a clearer image and add an engineering scale, i.e. 1” = 10’ 2. The distance between the proposed detached carport and the front porch is not clear. Please provide this measurement as the measurement shown indicates that the front porch measures 4’8 in width. 3. The carport contains a measurement of 12’ in width on the north side but is listed as measuring 10’x 20’ on the carport itself. Please correct this on the site plan. 4. Comment 4 from the 9/29/2025 Zoning Review was not fully addressed. Please add the name of the cul-de-sac to the site plan. 5. Please add the 16’ alley east of the lot. 6. Comment 6 from the 9/29/2025 Zoning Review has not been fully addressed. The lot length along the north side is 105’ per plat, not the dimension shown, which is illegible. 7. Provide the distance from the existing residence to the south property line. The site plat shows that the residence is located within the middle of the lot where in reality, it is nearer the south property line than it appears on the site plan. 8. The site plan indicates that a shed is located within the 6’ north perimeter side yard. This requires either a Neighbor Waiver or a Design Development Option (DDO) to bring it into zoning compliance. A Neighbor Waiver can be added directly to the site plan and include language similar to the following: My name is __________ and I live at 2177 Avenida Planeta. I have seen the site plan and consent to the shed being located 1’ within the 6’ perimeter setback of the north property line. Signature_:___________ Date:_________ If a Neighbor Waiver is not possible, please submit a DDO application under the Zoning Modification sub-record that has been created. Aerial Pictometry shows an unpermitted shed located within the south 10’ perimeter setback. This shed is not indicated on the site plan. Is this the same shed discussed in Comment 8, above? Please explain. If there is a shed in the 10’ perimeter (south) side setback, it needs to be added to the site plan, and a Development Design Option (DDO) is required. Directions on how to apply for a DDO are listed in Comment 8, above. Zoning would not be able to approve this permit until the DDO has been approved. 10. Comment 8 from the 9/29/2025 Zoning Review was not fully addressed. Please draw the vehicle use area(s) within the lot and provide the square footage of vehicle use. Per UDC 6.4.3.B.3.b, the vehicular use area is measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved. 11. Comment 9 from the 9/29/2025 Zoning Review has not been fully met. The lot area totals .18 of an acre, or 8,012 sq ft. The lot size listed on the site plan is 200 sq. ft. Correct the lot size. 12. Lot coverage is discussed in UDC 6.4.3. After correcting the total lot area and providing the total vehicle use area, recalculate the following: a. The lot coverage shown on the plot plan. Add the square footage of the enclosed structures, (including the shed or sheds, if applicable) and the vehicle use areas. b. Divide the lot coverage by lot area and show this calculation on the site plan. The maximum lot coverage allowed for the R-1 zone is 70%. 13. Comment 10 from the 9/29/2025 zoning review was not addressed. Draw and label a dimension from the centerline of the W. Avenida Planeta to the edge of pavement or curb (approx. 16’) and a dimension from edge of pavement or curb to the property line (approx. 14’) per Terra Del Sol paving plans I-748J: http://maps-and-records.tucsonaz.gov/construction-plans/details/I-748J . 14. Comment 11 was not addressed. Include and label the half of the right of way width (25’) for the W. Avenida Planeta cul de sac located south of the subject property. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
