The site is in the R-2 zone (UDC 4.7.9). A single-family dwelling is a permitted use in the R-2 zone, subject to use-specific standards 4.9.7.B.6, .9, and .10.

COMMENTS:

1. Remove the proposed porch from the lot coverage calculation as roofed areas, open on at least one side, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included in the lot coverage calculation (UDC 6.4.3.C.1.a).

2. Lot coverage includes vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether paved or unpaved (UDC 6.4.3.B.3.b). Include all vehicular use areas and driveways within the lot coverage calculation. Lot coverage shall not exceed 70% in the R-2 zone (UDC Table 6.3-2.A).

3. The storage sheds depicted on the site plan appear in aerial photography in 2023. A zoning compliance review was not obtained for these sheds.

Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear perimeter yard setback is six feet or 2/3 the height of the exterior building wall, whichever is greater.

Label the wall heights of “storage shed 2” on the site plan. As the shed does not meet the above setback requirement, neighbor waivers signed by the property owners of 7250 South Missiondale Road and 7261 South Teri Place may allow the structure to remain with reduced setbacks (UDC 6.6.2.D). The waivers must be pasted on the site plan with the following language:

My name is ________ and I am the owner of property located at ________. I have reviewed the site plan and have no objection to the structure being located __ feet from the property line as depicted on the site plan.

If both required waivers cannot be obtained, a Design Development Option (DDO) must be obtained to allow the shed to remain with reduced setbacks.
