This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Place each sheet of the construction plans into a single file. The engineer report in a separate file. Provide a response letter on separate file with the updated construction plan set. Provide a clear and concise construction plan set. Sample drawings are available for understanding details. Show the location of the electrical panel and service lines from utility pole to the building, R106.1.1. 2. The overhead service conductor over the proposed building requires an 8-foot clearance above the roof, E3604.2.1. Check with TEP customer service for feasible service line options. https://www.tep.com/electric-service-requirements The property service panel should be located at the closest building to the service transformer. PLANS: 1. Provide a complete roof framing plan with beams and rafters sized with appropriate prescriptive load carrying capacity, R301.1 or provide an engineer’s sealed plan set for performance compliance consideration, R301.1.3. An engineer stamp is required on the plan for verifying it is compliant with the report. This site is located in the R-3 zone (UDC 4.7.12) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standard 4.9.7.B.6. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. 2. Per UDC Article 6.4.5.B.2 setbacks for a carport type structure are measured from the post supporting the roof. Clearly show the post supporting the carport on the plot plan and provide a setback dimension from the post to the south property line. Minimum perimeter yard setback to the south property line is 6’-0” or 2/3 (H) the height of the exterior wall, UDC Table 6.3-2.A. The proposed 5’-0” setback shown on the plan does not meet the minimum 6’-0” setback. If you wish to have the carport remain as shown on the plan a neighbors setback waiver will need to be secured, UDC Article 6.6.2.D. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. For carport type structures this measurement is from design grade to the top of the beam that supports the carport roof. Provide elevations of the carport with height dimensions from design grade to top of beam. 4. The property dimensions shown on the plan are not correct.
