Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for showing minimum building code compliance for passing all progress inspections.

Provide a response letter on separate file with the updated construction plan set.

PLANS:

1. Clarify that the existing roof truss system has no interior bearing walls or provide an engineer’s sealed plan set for sizing a beam at the removed kitchen wall, R301.1.3.
2. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8” solid core) with self-closing and self-latching provision, R302.5.1.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. Provide a proposed bedroom ceiling/roof insulation detail showing the air-impermeable rigid insulation material adhered to either side of the roof sheathing and the batt insulation in contact with the roof material.

PLUMBING PLANS:

1. Show the required drain and vent for the proposed washer/dryer on sheet A-3, P2602.1.
2. Update fixture keynote #8 showing the tankless water heater rating, P2801.1.
3. Show a gas pipe sized for the water heater demand in conformance with Table G2413.4(1). Existing gas pipes may require upgrading with this system alteration. Provide a gas (1,000 BTUh = 1 CFH) conversion coordinated with Southwest Gas. Also, provide the developed length for each appliance.

MECHANICAL PLANS:

1. Clarify the cooling capacity in accordance with M1401.3, M1601.1. The 4-ton cooling unit may be oversized for the dwelling demand.

ELECTRICAL PLANS:

1. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3. Relocate the detector from the garage and show a device in each hallway.
2. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage, E3703.5.

OUTDOOR LIGHTING CODE

1. Show full cutoff (FCO) fixtures were located within 25 feet from the property line OLC 401.3.3. Replace the fixture B symbol with a shieled unit which cannot illuminate horizontally. Adjustable security light fixtures are unshielded, not FCO.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: Please label the surrounding zoning classification.
3. Comment: Please use the correct legal description which should read: Mayfair Terrace NO 2 Lot 45.
