This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: Provide a response letter on separate file with the updated construction plan set. SITE PLAN: 1. Show the proposed electrical service conductor as overhead or underground, R106.1.1. Identify the utility lines requiring upgrade or replacement. STRUCTURAL PLANS: 1. Provide a complete roof framing plan with a ridge member sized with appropriate load carrying capacity. Show the ridge structural member as a beam when the roof pitch is less than 3” to 12”, R802.3. Or show all roof structural members with rafter ties (or ceiling joists) and collar ties (ridge straps) when the roof pitch is equal or greater than 3” to 12”, R802.3. ELEVATIONS: 1. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. PLUMBING PLANS: 1. A minimum 3/4” cold water pipe is required for supplying water to the new bathroom group fixtures, P2903.7. MECHANICAL PLANS: 1. Clarify the cooling capacity in accordance with M1401.3, M1601.1. Provide a cooling equipment capacity on the plans sized in accordance with Manual J calculations. ELECTRICAL PLANS: 1. Show locations of each smoke alarm, R314. 2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. 3. Show Bathroom receptacles with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6. 4. Show new or extended interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters, E3902.16 & 17. Provide a site plan that meets the residential plot plan requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf. Include the following additional information on the site plan: a. The square footage of the lot (6,600 sq. ft.), of the existing dwelling, the proposed addition, and total under roof area. b. A lot coverage calculation (the area of the site occupied by buildings, storage areas, and driveways, whether paved or unpaved). c. The height of the exterior walls of the new building addition. d. The legal description S60’ N640.35’ E110. W600’ LOT 2 S .15 AC SEC 31.13.14. 2. The Pima County Assessor’s Office effective construction date for this building is 1956. The existing carport is proposed to be demolished and is greater than 50 years of age. Buildings, portions of buildings, or structures that are 50 years of age or older must be architecturally documented prior to demolition (Tucson Unified Development Code 3.12.1). Documentation shall be reviewed and approved by the City Historic Preservation Office prior to zoning approval of this permit.
