This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Provide a response letter on separate file when submitting the updated construction plan set. Show a page number on each sheet of the plan set. Provide a clear and concise construction plan set. Show the location of the electrical service panel and area of enclosed carport, R106.1.1. PLANS: 1. Clarify if the wall separating the dwelling from the proposed garage has any window of door openings, R302.5.1. Any openings require fire rated covering. 2. Show the location of each support footing at new wall locations, R106.1.1. SECTIONS - DETAILS: 1 Show reinforced footing dimensions required for post/beam construction, R403.1.1. 2 Show pressure treated sill anchored with ½” x bolts providing 7” embedment. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 3 Specify veneer anchoring with ties spaced 24” O.C. horizontally & vertically, R703.2 & R703.7. 4 Show 1” air space between sheathing and veneer R703.8. 5 Show method of flashing beneath the first course of veneer (R703.7.5) with weep holes (R703.7.6). 6 Identify all fasteners between wall and sill plates (H2.5), R802.11 amended. ELECTRICAL PLANS: 1. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, E3703.5. A receptacle is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9.
