Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. Update outdated 2012 entries.

Provide a response letter on separate file with the updated construction plan set.

Submit each page of the construction plans into a single PDF file.

SECTIONS - DETAILS:

1. Provide a structure section showing existing and proposed features including a foundation, pressure treated sills, and ½”x 10” anchor bolts, R106.1. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5.

ELECTRICAL PLANS:

1. Notate interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.16.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-3 zone (UDC 4.7.12). A single-family residence is a permitted use in the zone (UDC Table 4.8-2), subject to Use Specific Standard 4.9.7.B.6.

1. The zoning listed under “CODE DATA” is not correct.

2. Remove the reference to “AA” under “PERIMETER YARD” as it has not be applicable since 2011.

3. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation.

4. The allowed lot coverage listed is not correct, review UDC Table 6.3-2.A and provide the correct allowed lot coverage.
