This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with the updated construction plan set. Provide a clear and concise construction plan set. Provide a floor plan showing each proposed door and window size with location, R301.1. STRUCTURAL PLANS: 1. Provide plans showing foundation fastener size and spacing with wind load calculations sealed by an Arizona engineer for the non-prescriptive assembly, R106.1. Sealed plans are available from the manufacturer for pre-designed assemblies. SECTIONS - DETAILS: 1. Field welding requires a special inspection request form for review with the permit plans if used for fastening components, R109.2. Provide a certified inspector seal on the form found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Inspections. ELECTRICAL PLANS: 1. Show any proposed electrical and lighting in compliance with 2018 IRC and the Outdoor Lighting Code. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’. b. Provide the owners name on the plot plan. c. Provide the legal description, ROSE HILL ESTATES NO 2 LOT 31, on the plot plan. d. Provide a lot coverage calculation on the plot plan. e. Provide the maximum height of the structure on the plot plan. f. Indicate the zoning of the property and all adjacent properties on the plot plan. 2. Per UDC Article 6.6.3.D Accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. Building height is the vertical distance measured from the design grade elevation to the midpoint of (between the eave and ridge) pitched or hipped roof, UDC Article 6.4.4.A & Figure 6.4.4-A. Provide an elevations drawing and provide a building height dimension from design grade to the midpoint of the roof. 3. The neighbor’s setback waiver is required to be on the plot plan.
