A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. Previous Applicable Comment: There is a discrepancy between the setback measurements labeled on the site plan and the setback measurements on the proposed floor plan. Clarify what the correct setback dimensions are. If the site plan setback dimensions are right, correct the Proposed floor plan setback dimensions to match the setback dimensions labeled on the site plan. Follow up to comment 1: The setback dimensions on the site plan, Sheet C-1, do match the setback dimensions depicted on Sheet A-2. On Sheet C-1, Site Plan, the North Setback dimensioned to the proposed addition is 9.05 ft. On Sheet A-2, the North Setback dimensioned to the proposed addition is 10 ft. Clarify which is the correct setback dimension. Ensure these setback dimensions match on Sheet C-1 and Sheet A-2. On Sheet C-1, Site Plan, the South Setback dimensioned to the existing home is 12.53 ft. On Sheet A-2, the Setback Setback dimensioned to the existing home is 9’-2” ft. Clarify which is the correct setback dimension. Ensure these setback dimensions match on Sheet C-1 and Sheet A-2. 2. Previous Applicable Comment 2: Provide the total lot coverage calculations. Per UDC article 6.4.3 lot coverage shall need to include the area of a lot covered by buildings, storage areas, including dimensioned Vehicular use areas. Remove the porch square footage from the total lot coverage calculations. Porches are not to be included in total lot coverage calculations. (As noted on the sample plot plan above) Previous Follow up to comment 2: Include the vehicular use area in the lot coverage calculation. New Follow up to comment 2: The square footage that the car depicted on the site plan is vehicle use area. Add that square footage to the total lot coverage calculation. 3. Comment: Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards.
