This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Place all sheets of the construction plans into a single PDF file. Submit a permit application and a construction plan set for each dwelling address. SITE PLAN: Provide a site plan showing the location of all buildings and utilities, R106.1.1. Show the address of each dwelling at the unit. FLOOR PLAN: 1. Provide a demo and proposed floor plan. Show bedroom window types and sizes with code compliance for egress, R310. STRUCTURAL PLANS: 1. Show dwelling fire spread compliance with R302.1 (City of Tucson Amended) by providing a wall with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3, R106.1 or remove the kitchen from one dwelling unit. PLUMBING PLANS: 1. Show any alterations, repairs, or changes with 2018 IRC compliance, R301.1. MECHANICAL PLANS: 1. Show the cooling capacity on the plans in accordance with M1401.3, M1601.1. The equipment schedule on the plans is to be sized in accordance with Manual J calculations. ELECTRICAL PLANS: 1. Provide a Riser Diagram showing a panel and schedule for each dwelling unit, NEC 225.30, E3403, Table E3704.2(1). 2. Designate the circuit number at the location of each proposed light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12. 3. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2. 4. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3. 5. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. 6. Notate interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters, E3902.16. (1st Review) TRANSMITTAL DATE: September 25, 2023 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide approved permit documents that clearly demonstrate that the two (2) dwelling units are approved. Per UDC TABLE 4.8-2: PERMITTED USES - URBAN RESIDENTIAL ZONES, R-1 Zone requires 10,000 sq. ft. of lot for two dwelling units.
