The site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9.

The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

1. Per UDC Table 6.3-2.A, when a residential use is adjacent to a nonresidential zone, the required perimeter yard is ten feet or 3/4 the height of the exterior building wall, whichever is greater.

Based on a wall height under 13'-4", the required rear perimeter yard is ten feet as measured from the south lot line. Zoning acknowledges that a neighbor's setback waiver could not be obtained to reduce the above perimeter yard requirement.

Submit construction drawings showing the proposed two-foot setback as indicated in the DDO application. Zoning cannot approve TC-RES-0823-07633 until the DDO process is completed.

07/31/2024 Zoning Modifications - DDO REQUIRES RESUBMIT The submitted DDO application has been deemed complete by Zoning Administration staff; however, the "Project Description and Applicant's DDO Request" states that a two-foot setback is proposed. Submit a revised plan set showing the proposed two-foot setback to begin the DDO process.
