1. This comment was not addressed. Based on the legal description for this parcel, “TUCSON
W92.4' OF LOTS 2 & 3 BLK 143” the existing parcel was split off of parcels that were created via a plat. The proposed division exceeds the number of allowed splits for a property whose boundaries are fixed by a recorded plat, see UDC Article 11.4.20 definition of a Subdivision, C. A minor subdivision meeting AM 2-07 is required. This plat will need to be approved and recorded prior to approval of this plan.

2. This comment was not addressed. Provide distances from the centerlines of 19th Street and 7th Avenue to north and west lot lines, as well as distances from the curb locations to the north and west lot lines to ensure setbacks are correctly depicted. Refer to Sheet 2 of Paving Plan I-480 for this information: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-480.

3. This comment was not addressed. Perimeter yard requirements are based on a measurement from the design grade elevation to the highest point of the exterior wall (UDC 6.4.5.B and Figure 6.4.5-A). As measurements from the design grade elevation to the highest points of all exterior walls were not provided, an additional 0’-8” was added to the dimensions provided. Based on a wall height of 13’-2”, the required side perimeter yard setback is 8’-9”; proposed setback is 5’-6” as measured from the proposed south lot line. Design Development Option (DDO) will be required to reduce the side perimeter yard setback. Ensure the land division application is approved and recorded prior to submittal of a DDO application.
