This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. The submitted plan set includes construction information for a carport, west patio cover, east patio cover, and storage room. STRUCTURAL PLANS: 1. The carport does not show compliance with the 2018 IRC, therefore provide an Arizona structural engineer plan showing performance compliance for this structure, R301.1. 2. The west patio cover is sited within the 3 foot fire separation distance from a property line. Show compliance with R302.1 (City of Tucson Amended) by providing a (barrier) wall with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3, or remove the structure closer than 3 feet to the property line or remove the portion of roof projection closer than 24” from the property line along with (one-hour) fire rating the underside of the portion remaining in the 3foot fire separation distance. A roof projection may not extend closer than 24” to the neighboring property line. 3. The east patio cover appears 2018 IRC compliant although the attached storage room requires plans including a floor plan showing the location of doors and windows. 4. The storage room requires a structural foundation. Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. ELECTRICAL PLANS: 1. Show the location of storage room outlets including receptacles, switches, and lights, E3902.
