PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

The submitted plan set includes construction information for a carport, west patio cover, east patio cover, and storage room.

SITE PLAN:

Provide a site plan showing the location of all buildings and utilities, R106.1.1. Show the location of electrical service panel and electrical lines between the panel and utility pole.

STRUCTURAL PLANS:

1. The carport does not show compliance with the 2018 IRC, therefore provide an Arizona structural engineer plan showing performance compliance for this structure, R301.1.
2. The west patio cover is sited within the 3foot fire separation distance from a property line. Show compliance with R302.1 (City of Tucson Amended) by providing a (barrier) wall with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3, or remove the structure closer than 3 feet to the property line or remove the portion of roof projection closer than 2 feet from the property line along with (one-hour) fire rating the underside of the portion remaining in the 3foot fire separation distance.
3. The east patio cover appears 2018 IRC compliant.
4. The storage room requires a structural foundation. Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5.

ELECTRICAL PLANS:

1. Show any new or extended circuits serving outlet locations including receptacles, switches, and lights, E3902.

OUTDOOR LIGHTING CODE

Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO.

08/22/2023 Site Zoning REQUIRES RESUBMIT 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. The plot plan shall be drawn at an engineering scale.
b. For both Vancouver Pl. & Carson Av. provide a dimension from the center line to the face of curb, where pavement meets the concreate curb, and from face of curb to the property line. For Vancouver the distance from center line to face of curb is 15’, and from face of curb to property line is 10’. For Carson the distance from center line to face of curb is 18’, and from face of curb to property line is 12’. These dimensions are required to determine if the site wall has been built on site and not within the right-of-way.
09/25/2023 Zoning Modifications - DDO REQUIRES RESUBMIT The submitted DDO application has been deemed complete by Zoning Administration staff. If the DDO is approved, upload a copy of your DDO decision letter in addition to a revised plan set and comment response letter under existing permit number TC-RES-0823-07319.
