Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

Provide a clear and concise construction plan set. Sample drawings are shown as an example: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits

Separate the submitted pages with construction plans and support documents in different files. Place sheet numbers on each sheet of the construction plans.

FLOOR PLANS:

1. Replace the window between garage and dwelling with fire rated material in compliance with R302.6.
2. Show the type of interior wall sheathing (above block) separating the garage and dwelling with a ½” gypsum board (garage side) or other fire rated product in compliance with R302.6.

SECTIONS - DETAILS:

1 Show a complete cross-section detail of the new exterior (garage) wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance (stem) above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


01. COMMENT: With the aerial imagery provided in the plan set, there appears to be an addition to the southwest side of the main house that is not identified. The addition shows up on historic aerial imagery sometime between 2015/2016.

No permit history can be found for the structure. Clearly identify what the structure is on the site plan. If the structure is no longer there mark as "removed" on the site plan. If the structure is still there a permit will be required for the structure.

Provide a dimension on the site plan from the western property boundary to the west wall of the structure.

02.COMMENT: Provide a dimension on the site plan from the eastern property line to eastern wall of the garage.

03. COMMENT: The half right of way shown on the site plan is not correct. The half right of way distance of 5th to the property line is 45 feet.

The site plan also shows the property extended north of the sidewalk in front of the house. The property line starts south of the sidewalk.

04. COMMENT: Per UDC Table 6.3-2.A. the required setbacks in the R-1 zone are the greater of 6 feet or 2/3 the height of the proposed building wall.

Provide a dimension on the site plan from the southern property line to the southern wall or post of the proposed metal awning to determine if the required setbacks are being met.

The neighbor waiver provided for the shed can also be acceptable for the proposed awning, but will have to be signed by the owners of 9911 E UNION PL and 9921 E UNION PL. And shall say the following:
My name is ______ and I am the owner of the property located at ______. I have reviewed the site plan and I have no objection to the structure being located or construct __ feet from the property line as depicted on the site plan.

If a neighbor waiver cannot be obtained a A Design Development Option (DDO) process as the locations encroach into the required perimeter yards. The approval of a the DDO process will be required before zoning can approve of this permit.
