Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

The site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9.

1. This comment was not entirely addressed. The guest house/sleeping quarters is limited to an under-the-counter refrigerator and a single basin sink. Revise the submitted plans by showing only one sink rather than two in the proposed "kitchen."

2. According to use-specific standard 4.9.7.B.7, for any new single-family residence in the R-1 zone with five bedrooms, three parking spaces are required. For all single-family dwellings in the R-1 zone with five or more bedrooms, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard.

Based on permit number T20CM09294, five total bedrooms are proposed on the site. The existing three-car garage may be used to satisfy the requirement to comply with use-specific standard 4.9.7.B.7. Show the three required parking spaces within the existing garage and remove any dimensioned parking spaces within the existing driveway.
