PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Provide construction plans in a single file. Place sheet numbers on each sheet of construction plans.

SITE PLAN:

Provide a site plan showing the address, north arrow and notated alterations, R106.1.1. Show the location of all utility lines from property line to building(s) along with required alterations.

Notate the location of all updated or repaired items. Include the water heater and electrical changes.

STRUCTURAL PLANS:

1. Provide complete structural (roof framing) plans showing compliance with the IRC or provide an Arizona structural engineer plan set showing performance compliance, R301.1. Show all proposed repairs and alterations with 2018 IRC compliance, R301.1.

2. The proposed Patio Cover 2x10” assembled beam is undersized without a mid-span support post with compliant foundation.

SECTIONS - DETAILS:

1. Provide a structure section showing existing and proposed features including a foundation, post base, anchoring, framing, and fasteners, R106.1.
