This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits SITE PLAN: Provide a site plan showing dimensions of all buildings, R106.1.1. Clarify if the electrical service line from the utility pole to the dwelling is overhead or underground. FLOOR PLAN: Provide a floor plans showing references to wall section details, R310. STRUCTURAL PLANS: 1. Provide complete structural (roof framing) plans showing compliance with the IRC or provide an Arizona structural engineer plan set showing performance compliance, R301.1. Show each structure with 2018 IRC compliance, R301.1. 2. Structures sited within the 3’ fire separation distance from a neighboring property line requires compliance with R302.1 (City of Tucson Amended) by providing a wall with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3, R106.1 or remove any structure closer than 3 feet to the property line. SECTIONS - DETAILS: 1. Provide a structure section showing existing and proposed features including a foundation, sills, anchoring, framing, and sheathing, R106.1. 2. Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. ELECTRICAL PLANS: 1. TEP usually requires the service panel on the property at the closest building to the service transformer. The overhead service conductor over any accessory building requires an 8 foot clearance above low sloping roofs, E3604.2.1. The necessary mast height at the existing panel location may not be a feasible installation. OUTDOOR LIGHTING CODE Show any outdoor fixtures as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO. Beverly Dr. - R-1 Permit Numerous Un-Permitted Structures (1st Review) TRANSMITTAL DATE: August 18, 2023 Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a correct lot coverage calculation. The calculation shall include all vehicle use areas, whether improved or unimproved. 2. The plot plan shall be drawn at an engineering scale, i.e. 1”=10’, 1”=20’. 3. Provide the legal description of the property on the plot plan. 4. Provide a dimension from the center line of Beverly Dr. to the face of curb, where pavement meets the concrete curb, and from face of curb to the street property line. 5. The perimeter yard setbacks listed are not correct. Per UDC Article 6.4.5.C.1.s the street perimeter yard setback is 20’-0” as measured from the street property line. Per UDC TABLE 6.3-2.A the side and rear perimeter yard setbacks are 6’-0” or 2/3 (H) = Height of the proposed exterior building wall, the greater of the two dimensions applies. 6. Provide perimeter yard setback dimensions from Structure G to the street property line and to the east property line. The dimension shall be from the post supporting the structure, UDC Article 6.4.5.B.2. As the Beverly Dr. right-of-way (ROW) exceeds 20’-0”, the neighbor’s setback waiver allowed per UDC Article 6.6.2.D cannot be used to reduce the street perimeter yard setback. A Design Development Option (DDO) must be submitted and approved to reduce the required setback. Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement. Provide a calculation that clearly demonstrates the percentage of accessory structures verse the principal structure. 8. The neighbor’s setback waivers are required to be on the plot plan and signed by the owners of the property. Setback waivers are required from the owners of the properties at 7311 & 7331 E.
