This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). 1. The maximum wind uplift for the Simpson ABA ZMax post base is 970lbs. This is under-rated for the expected wind uplift on the two central post bases. Provide a post base with a wind uplift value greater than 2,300lbs. Example, Simpsons ABU ZMax or equivalent, R301.1. Note on the plans that the post shall be attached per manufacturer’s fastener schedule. 2. Provide anchor bolts of 5/8” (per manufacturer’s spec sheet for both ABA and ABU) diameter and minimum 7” of concrete embedment for all post bases, R403.1.6. Show anchorage method with a minimum wind uplift resistance of 2,300lb for the two central post bases. 3. Page 4 elevation view shows an option for a 2 2x12 with ½ plywood center as an option for the beams. This is not structurally sufficient for the given loads and 18’ span.
