COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1.COMMENT: Revise the setback dimension, for single-family and duplex development, the minimum required front street perimeter yard is 20 feet measured from the street property line. Where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet, as measured from the street property line. For carports and garages which face the street, the minimum required street perimeter yard is 20 feet regardless of the street . The South and West setback dimension is the greater of 6ft or 2/3 height of the structure.
2.COMMENT: Draw dimension and label the height of the new structure measured from design grade to top of wall.

3.COMMENT: Since Wetmore Rd is a major street and route .Provide a dimension from the centerline of Wetmore Rd to the face of curb and from the face of curb to the north street property line. Show the future property line. The proposed width along Wetmore is 120ft, See Right of Way comments.


4.COMMENT: Provide permit documentation for the carport, If no permit are available please include in scope of work. Provide the square footage, height, setback dimension of the carport structure, Shade structures or carports may project up to ten feet into required perimeter yards . The carport does not appear to be meeting setbacks, Additional comments maybe forthcoming.
