PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

FLOOR PLAN:

1. Provide a floor plan showing each room with labeled function. Include the identification of existing rooms with enclosed window openings. Bedroom windows must show code compliance for egress, R310.
2. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, R106.1.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.

MECHANICAL PLANS:

1. Show heating facilities in all proposed habitable rooms, R303.9.

ELECTRICAL PLANS:

1. Show a smoke alarm in each bedroom and outside the doorway in the immediate (interior) vicinity, R314.3.
2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2.
3. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3.
4. Show Bathroom receptacles with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6.

1.COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf
This shall in include:
a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. (Lot coverage must include vehicular use area whether improved or unimproved) . Lot coverage does not include porches, UDC Article 6.4.3.C.1.a but does include vehicle use area measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved.

b. Zoning of adjacent parcels
c. All Utility lines
d. Property line distances

2.COMMENT: Since Wetmore Rd is a major street and route .Provide a dimension from the centerline of Wetmore Rd to the face of curb and from the face of curb to the north street property line. Show the future property line.
COMMENT: For single-family and duplex development , the minimum required front street perimeter yard is 20 feet measured from the street property line. Where a lot abuts more than one street, the owner chooses which street lot line is the front lot line . From other than the front lot line , the street perimeter yard is ten feet, as measured from the street property line.
2.COMMENT: Clearly show everything on site. Based on current aerial photos there are unpermitted structure on site. Additional comments may be forth coming.
