08/10/2023 | Light Residential Building Review (OIP) | REQUIRES RESUBMIT | Permit Review TC-RES-0823-07130 (10538 E SEVEN GENERATIONS WY TUCSON, AZ 85747) Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Plumbing Code (IPC). 1. Each occupiable building shall have an independent connection to the public sewer. Reference: Section 701.3, IPC 2018. 2. COT does not approve joint sewer use agreements in the case of new construction unless there are serious mitigating factors (e.g. Pima County will not allow a new sewer tap). An appeal to the building official would be required. 3. 10532 E Seven Generations Way appears to be the result of a lot split. If so, then 10538 E Seven Generations Way will need to construct a new HCS, on its own property. 4. The approved building plans for 10538 E Seven Generations Wy show the house sewer line exiting from under the garage further to the East, not along the West side of the garage. Provide approved documentation showing the house sewer line connection point is permitted by Pima County. 5. Building sewers are supposed to cross the public utility easement at a 90-degree angle to the easement. Running parallel to the PUE will require special approval from TDOT. 6. A building sewer that crosses a property line requires an easement separate from the PUE, see note 5. Contact Jeremy Hamblin with any questions: Jeremy.hamblin@tucsonaz.gov |
