This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PLANS: 1. TC-RES-0823-07360 shows the garage and storage as an ADU. Clarify the intended usage. 2. Clarify if the corridor is an accessory room for the main dwelling or the ADU. Individual dwelling units require separation with a 1-hour fire-resistance rated assembly without openings, R302.3. Show the location of the fire-resistance wall. SECTIONS - DETAILS: 1. Show half of the attic vent openings at the ridge or upper half of attic when using 1 to 300 of attic area calculation in compliance with R806.2. 2. An unvented roof assembly requires both an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing and batt insulation for achieving the total prescriptive requirement. Remove the incomplete “vent optional” statement on sheet A2.0. 10/24/2023 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0823-07124 435 South Country Club Road – RX-1 Addition (2nd Review) TRANSMITTAL DATE: October 24, 2023 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. 2. This comment was not entirely addressed. The Major Streets and Routes Plan indicates a proposed right-of-way width of 100 feet for Country Club Road. As such, it is assumed 15 feet of the subject property will be dedicated to the future right-of-way width. Show the future property line on the site plan and ensure that a minimum front street setback of 20 feet is provided.
