1.COMMENT:The Pima County Assessor’s effective construction date for your building or structure is 1903. The actual construction date may be earlier.
Buildings, portions of buildings or structures that are 50 years of age or older must be architecturally documented prior to demolition. Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued.

2.COMMENT:This site is located in the HR-3 zone (UDC 4.7.9). Historic Review is required. Please submit a special districts application as a sub-record of this permit. Zoning can not approve until the historic review has been approved.

3.COMMENT: The minimum setback is the greater of ten (10) feet, or three-fourths (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 23’-7” the required perimeter yard setback from the proposed structure to the North property line is 17’-9”, the proposed setback is 12’-8”. Based on a wall height of 23’-4” the required perimeter yard setback from the proposed structure to the west property line is 17’-6”, the proposed setback is 0’-0”. Historic review can waive these setback requirements.
